REAC inspections decide whether HUD-assisted properties keep their score, their funding posture, and their reputation. MJ EcoStream is an independent compliance consultant — we don't replace the official inspector. We get you ready before they arrive, so the score they post matches the property you actually run.
The five inspectable areas
HUD's REAC (Real Estate Assessment Center) inspection scores properties on a 0–100 scale across five protocol areas. A single severe finding in any one of them can drop your score below the action threshold:
- Site — fencing, parking, walkways, drainage, lighting
- Building exterior — roofing, walls, foundations, doors
- Building systems — HVAC, plumbing, electrical, fire safety
- Common areas — hallways, laundry, community rooms, stairs
- Unit interiors — sampled units, smoke detectors, GFCIs, infestation
Common pre-inspection gaps we find
- Expired or missing smoke / CO detector certifications in sampled units
- Tripped or unlabeled GFCI outlets within six feet of water sources
- Blocked egress, exit signs not illuminated, fire extinguisher tags lapsed
- Infestation evidence in unit interiors that wasn't logged in the work-order system
- Exterior damage (gutters, fascia, foundation cracks) the maintenance log shows as 'completed'
- Documentation that contradicts what the inspector will physically see
The pre-inspection readiness walkthrough
- Scope. We confirm property profile, last REAC score, known findings, and the window before your next anticipated inspection.
- Walkthrough. Independent on-site review of site, exterior, systems, common areas, and a representative sample of units — scoring against the current REAC protocol.
- Findings report. Plain-language list of every probable point-loss item with severity classification (Life-Threatening / Severe / Moderate / Low).
- Remediation plan. 30 / 60 / 90-day plan with owner, cost band, and verification method per item.
- Re-walk (optional). Spot-check after remediation to confirm closure before the official inspection.
